Real Estate Transactions: Pregmon Law negotiates and closes real estate transactions ranging from acquisitions to sales, development to leasing. The firm can help clients secure land use and development approvals, negotiate contracts with design and construction professionals, and prepare covenants and easements including homeowner’s association or condominium regulations. Pregmon Law recently helped clients with the purchase  of an office tower  in the Philadelphia central business district, the sale of 120 acres for residential development in Montgomery County; the purchase of a shopping center in Bucks County; and the purchase of a distribution center in Lehigh County.

Real Estate Finance: Pregmon Law also assists its clients structure, negotiate and document debt and equity investments in commercial, industrial, residential and institutional real estate projects. The firm’s work has ranged form public-private partnerships to tax increment financing, historic tax credits to affordable housing tax credits. Representative of its expertise in this area, Pregmon Law  represented a regional lender with $30 million of construction and permanent financing for the rehabilitation of   Reading Terminal in Philadelphia—financing arranged, in part, through the sale of historic tax credits and tax increment financing. More recently, Pregmon Law represented the YMCA of Delaware in its rehabilitation of the Central Branch YMCA in Wilmington through the sale of affordable housing and historic tax credits.
